Vina del Mar Island, St. Pete Beach: Reading A Small-Island Market In 2026
Vina del Mar Island's three-month median fell 41.9% to $925,000 on a very small number of sales, while the median home took 200 days to sell and sold for 91.6% of list. Time on market, not the median, is the clearer read on buyer leverage.
Median down 41.9% on few sales
Five August closings against nine a year earlier means single sales move the $925,000 median.
Median time to sell hit 200 days
Up from 104 days a year earlier, the clearest sign of buyer leverage on the island.
Homes sold for 91.6% of list
None of the island's sales in the period closed above list price.
Flood, seawall and insurance come first
First Street rates island properties Extreme for flood risk, so elevation and seawall condition belong in diligence.
Vina del Mar Island's median sale price was $925,000 over the three months ending August 2026, down 41.9% from the same period a year earlier, according to Redfin. Read that number with the sample size next to it: five homes sold on the island in August, against nine a year before. On a residential island of about 550 homes, a handful of closings decides the median, and one waterfront sale more or less can move it by six figures.
The time-on-market figure is the steadier signal. The median island home took 200 days to sell, up from 104 a year earlier, and homes sold for 91.6% of list price, with none selling above list. Price per square foot came in at $602, down 35.2% year over year. Together, those numbers describe a market where buyers have room to negotiate and where an optimistic list price costs a seller months of carrying time.
The recent sales on Redfin's page show how wide the spread is. Eight closings between May 26 and September 25, 2026 ran from $640,000 to $1.95 million. Three came in under $800,000, two between $800,000 and $1.3 million, two between $1.3 million and $1.8 million, and one above that. Time on market for those same sales ranged from 8 days to 392 days, so where a house is priced against recent island comparables matters as much as the house itself.
What I watch alongside the price on Vina del Mar is everything a bay lot brings with it. First Street's Flood Factor, shown on Redfin, rates the island's properties Extreme for flood risk, which puts the elevation certificate, the seawall and the insurance quote at the front of any purchase. Pinellas County has finished design on replacing most of the island's water mains, with construction pending funding and estimated at eight to ten months once it starts.
For a seller, the practical move is to price against the most recent island sales rather than last year's figures. For a buyer, the leverage in this market is time, and the diligence belongs before the offer rather than after it.
