Belle Vista, St. Pete Beach: What The 2026 Numbers Actually Show

Belle Vista's small-sample median ($720K, down 48% YoY) reads dramatic but the citywide picture is a softer 5.5% drop on a wider base. The real 2026 story for the condo half of the neighborhood is milestone inspection reserve funding, not sale price.

— Takeaways

Small base amplifies the median move

Belle Vista's 48% year-over-year drop reflects eight closings in the reference month; one estate or teardown can swing the number.

Buyer leverage shows up in time first

Citywide days on market widened to 83 from 45 a year earlier; Belle Vista at 50 days is faster but still above 2024.

Reserve math is now a purchase question

Every Belle Vista condo three stories or higher is subject to the 25-year milestone inspection and SIRS reserve funding rules.

Low dues on an old building deserve a second look

Tampa and St. Petersburg condo dues jumped 17.2% year over year, the sharpest of any major U.S. metro.

Newer buildings priced the risk in

Post-SIRS condos typically run 10 to 20% higher on dues but avoid the catch-up assessment older beach towers now face.

Belle Vista's median sale price landed at $720,000 last month, down 48.2% year over year, on eight closings. That is the headline number, and it is the number that needs the most context, because eight sales is a small enough base that a single teardown or estate closing can move the median by six figures either way.

The wider St. Pete Beach market is a cleaner read. Over the three months ending May 2026, the citywide median sat at $605,000, down 5.5% year over year, on 114 May closings. Median price per square foot ran $423, down 22.9%. Homes citywide took 83 days to sell, up from 45 a year earlier. Where buyer leverage shows up first is time, not price, and that is where it is showing up here.

The Zillow Home Value Index for ZIP 33706 sits at $567,118 as of July 2026, with a five-year growth rate of 1.7% per year. The Momentum Market Score for the ZIP reads 42 out of 100, seller-favored but only mildly, on the back of stretched affordability and 28.4% of listings taking a price cut.

For the condo half of Belle Vista, and for every 3+ story building on the barrier island, the more important number this cycle is not the median sale price. It is HOA dues, which are up 17.2% year over year across the Tampa and St. Petersburg metro, the steepest jump of any major U.S. market. That is a direct consequence of Florida's SB 4-D milestone inspection and Structural Integrity Reserve Study requirements catching up with every condo three stories or higher, at the 25-year mark for buildings within three miles of the coast. Every condo in Belle Vista qualifies.

The practical rule I use with buyers: a low monthly HOA on an older beachside building is not a bargain, it is a diligence item. Either the reserves are funded and the inspection is behind them, or the fee is low precisely because the association has not yet paid its bill.
